Common Floor Plan Mistakes and How to Catch Them Early

1. Routes that pass through occupied rooms

The most common and the most consequential. A route from the entrance to the kitchen crossing the living room, or from a bedroom to a bathroom crossing a family space.

Catch it: trace five daily journeys on the plan and note every occupied room each one crosses.

Fix it: on the drawing, by moving a door or reorganising the route. After construction, not at all. See circulation in architecture.

2. Rooms with no usable wall left

A room can meet its area target and still have nowhere to put a sofa, a wardrobe or a desk, because doors, windows and openings have consumed every unbroken run of wall.

Catch it: measure the unbroken wall runs, not the perimeter. A 4-metre wall with a door at 1.5 metres gives you a 1.5 and a 2.2, not a 4.

Fix it: group openings, move a door to a corner, or accept a smaller room with more wall. See space planning basics.

3. Bedrooms against plumbing, plant or kitchens

Waste pipes, cisterns, boilers, heat pumps, refrigeration and washing machines all generate noise, much of it structure-borne and therefore not solved by insulation in the partition.

Catch it: colour the plan by group — quiet, active, service — and look for any shared wall between quiet and the other two.

Fix it: a buffer space. Wardrobes, a store, a hallway. See room adjacency.

4. Ignoring the vertical

Adjacency is three-dimensional. A bathroom above a bedroom, a plant room above a study, a living space above a bedroom in a different household — all the same mistake rotated ninety degrees.

Catch it: overlay the floor plans and check what sits above and below every quiet room.

Fix it: stack service spaces over service spaces. This also simplifies the plumbing, so it usually saves money as well.

5. Door swings nobody checked

Doors that collide with each other, swing into a circulation route, cover a light switch, or open against the wall where furniture has to go.

Catch it: look at every door arc on the plan and ask what it hits when open, and what it hides.

Fix it: rehang, change to sliding, or move. Trivial on paper.

6. Furniture that was never drawn

Plans furnished with generic, undersized furniture — or not furnished at all — hide clearance problems entirely.

Catch it: draw your actual furniture at true scale, plus the space to use it: a chair pulled out, a wardrobe door open, a dishwasher door down, a bed made from both sides.

Fix it: resize the room, or buy different furniture — but decide which, on the drawing.

7. Windows resolved on the elevation

Window positions that compose beautifully on the elevation and land badly inside — too high to see out of when seated, in the middle of the only wall a bed could go against, or lighting the part of the room nobody uses.

Catch it: look at every window from inside the room. What does it see, what does it light, what wall does it consume, and can you open it from where you would stand?

Fix it: on the drawing, by accepting a slightly less tidy elevation.

8. Single-aspect deep rooms

A deep room lit from one end goes dark at the back regardless of how much glass is in the wall. Daylight penetration is governed by room depth relative to window head height.

Catch it: look for rooms much deeper than they are wide with windows on one short end.

Fix it: raise the head height, add a second aspect, add a rooflight, or reduce the depth. Which of those is available usually depends on which way the room faces.

Practically, once design development has coordinated structure and services around the arrangement. After that a plan change means revisiting several consultants' work. Before that, changes are cheap.

My architect says the plan is efficient. Is that good?
