Ask the access question first

“Low maintenance” is a property of the material and the building together. A timber facade on a two-storey house with easy scaffold access is a manageable commitment. The same timber on a fifth floor over a public footpath is not, because every recoating cycle now includes access equipment, permits and pedestrian management.

So before comparing materials, establish:

  • How high is the facade, and what does it overlook?
  • What access equipment is required — ladder, tower, mast climber, rope access, cradle?
  • Who holds the maintenance budget, and does it exist?

On anything above two storeys, access cost frequently exceeds the cost of the work itself. That single fact reorders the shortlist.

What drives maintenance demand

Is the colour through the material or on it? A coating is a consumable. Brick, stone, porcelain and through-coloured fibre cement have nothing to renew.

Does it move? Materials with high thermal or moisture movement work their joints and fixings harder.

Recoating intervals are deliberately not given as numbers. They depend on the specific coating, orientation, UV exposure and climate, and the only reliable figure is the manufacturer’s for that product in that exposure.

The component nobody budgets for

Sealant. On most facades it is the shortest-lived element — shorter than the cladding, the fixings or the coating. It is also the component whose failure lets water into the assembly.

Two consequences worth designing around:

  1. Prefer systems that do not rely on sealant as the primary weather line. A drained cavity means a failed joint is an inconvenience rather than a leak.
  2. Design joints for access. Sealant that cannot be reached will not be replaced on schedule.

Where “low maintenance” goes wrong

  • Choosing a material for low maintenance, then detailing it badly. Unsealed cut edges, blocked drainage and fixings specified for the wrong exposure undo the material’s advantage.
  • Under-specifying fixings. Fixings fail before cladding more often than the reverse, particularly in coastal environments.
  • Assuming factory finish means permanent finish. It means durable and consistent, not immune to impact damage.
  • Ignoring the ground floor. Impact damage concentrates within reach. A different, tougher material for the lowest storey is often the right answer.

  2. Confirm the fire requirement for the building height and jurisdiction — a hard constraint, not a preference.
