Durability is a conditional property

“This material lasts 50 years” is not a claim that can be evaluated, because durability is always relative to an exposure. The same product may perform for decades on a sheltered interior wall and degrade in a few years on an exposed coastal elevation.

A usable durability statement has three parts:

  1. The property — resistance to what: UV, moisture cycling, freeze-thaw, impact, abrasion, chemicals, salt.
  2. The condition — the exposure it was tested or assessed under.
  3. The standard — the test method, named.

If any of the three is missing, treat the figure as marketing rather than data.

Four questions that separate candidates

How long before it needs attention? Not before it fails — before it needs work. Coated materials need recoating long before the substrate is at risk.

What does that attention involve? Cleaning is cheap. Recoating means surface preparation, weather windows and access. Replacement means removing and refitting.

Two rules for filling it in:

  • Every figure carries its condition. A service life without an exposure is not usable.
  • An empty cell is more honest than an estimate. If nobody has the number, write and say why.

Reading manufacturer data honestly

Technical data sheets are the best available source and still need reading carefully:

  • Test conditions are not site conditions. An accelerated weathering result is a comparative indicator, not a prediction of years.
  • Figures apply to the tested assembly. A product’s performance in one build-up does not transfer to another.
  • Data sheets are revised. Check you have the current version, and record which one you specified against.

Most durability failures in practice are not the cladding degrading. They are:

  • Fixings specified for the wrong exposure, particularly in coastal environments
  • Sealants past their service life, letting water into an assembly that cannot dry
  • Cut edges left unsealed on materials that required it
  • Drainage paths blocked, so an assembly designed to drain does not
  • Maintenance that never happened, because nobody held the budget

  1. Define the exposure precisely — elevation, height, climate, salt, impact.
  2. Get product-specific data with test conditions, for that exposure.

  6. Specify fixings and sealants to the same standard as the material.
